Top questions to ask a realtor

Every realtor is different. Your Florida realtor must be knowledgeable about the housing market and reliable when you’re looking to buy or sell your home. Choosing the right realtor could save you thousands of dollars and vice versa if you pick incorrectly. There are critical questions to ask a realtor to ensure you get the best representation for your home selling goals.

Buying or selling a home is a significant real estate investment, and your agent’s professional experience should reflect how successful you want to be. The following are a few questions to ask a realtor in Florida:

1. Why should I list my home with you? What makes you different from other realtors?

Look out for unique programs and plans that specific real estate agents offer. An aggressive and determined realtor is an asset in such a competitive housing market. Ask what they can do to make your home more attractive than similar properties in your neighborhood. Also, think about what this realtor offers that others don’t.

Most realtors do not provide a guaranteed seller’s program to ensure you sell your home no matter what. Your Home Sold Guaranteed Realty promises to sell your house within 120 days, or we will buy it from you.

2. What is your company’s track record and reputation in the marketplace?

Because you want your home for the highest amount possible in the shortest time frame, you should know how many homeowners the agency has worked with and how many successful sales were completed within the past few years. Having a history of getting their client’s positive results increases their credibility in the housing space.

Watch out for: Florida realtors that have sold fewer than ten homes yearly. They most likely do not offer high-profile services and lack the funds to appropriately and effectively market your home.

3. How much money does this realtor spend advertising the homes they list versus the other realtors you are interviewing?

In what media (newspaper, magazine, TV, etc.) does this agent advertise? How skilled are they in one medium versus another?

4. What other properties in my area have you successfully sold?

Agents should bring you a complete listing of both their own, and other comparable sales in your area.

5. Does your Realtor Broker control your advertising, or do you?

Suppose your agent is not in control of their advertising. In that case, your home will be competing for advertising space with their realtor’s other listing and with the listings of every other realtor in the brokerage.

6. Ask your Florida realtor about the homes they’ve sold. Was the final selling price the same as the original asking price?

This information is available from the Real Estate Board. Is the realtor’s performance higher or lower than the board average? Their performance on this measurement will help you predict how high of a price you will get for the sale of your home.

Knowing the answer to these questions will help you predict if the realtor can accomplish your ideal sale or force you to lower your cost.
